hi all! im looking to either relet or sublease my buena park studio for $1200 starting 12/15 but can also do end of december, or early-mid january too. if you relet, the lease would run for a year, but if you sublet, the lease would end at the end of april with an option to resign. i have really loved living here but ive just moved in with my peoplefriend and am looking to get this unit off my hands.

the unit is on the 4th floor with no elevator unfortunately, but the natural light and lack of noise from upstairs neighbors makes it worth it. the unit is around 375 sqft, but it can fit a good amount of furniture without feeling too cramped - i currently have a queen sized bed, couch, and some other pieces of furniture. willing to leave most of the furniture and other items (bed, couch + ottoman, tv + tv stand, wifi modem, microwave) as well, so you dont have to worry about lifting heavy furniture up the stairs. there are also two decent sized closets for storage.

the cross streets are irving park and kenmore - its not a major intersection, so its a quiet area but is still within walking distance of places like wrigley field, metro/smartbar, etc. its a 5 minute walk to the sheridan red line, 80, 151, and x9 bus stops and a 9 minute walk to the 9 and 22 bus stops. there is free street parking nearby as well.

management is super responsive - they do quarterly preventative pest treatments and are always super quick to answer emails/calls. they handle water, cooking gas, sewage, and trash, and youd be responsible for electric and wifi. coin laundry is available on the first floor.

only cats are allowed with a 2 cat maximum and $40/month in pet rent

650+ credit score + 3x rent with employment verification or cosigner is required but my management company said theyre willing to be a little flexible on credit if you dont have any collections.

the application fee is $80 and there is a $400 admin fee if you choose to relet, but no admin fee if you choose to sublet. if you meet all of the requirements and are seriously interested in renting but these fees pose a financial burden to you, i can reimburse you for a partial amount of the fees once you pay!
