Rent: $1300 a month (or $1260 in cash!)
Utilities: ~$130 a month per person (includes wifi, water, electric, gas)
Total: ~$1560/month (rent + utilities)

This can either be leased to a pair as a 2B1B, or one of the rooms can be leased separately at price below!
The landlord is also open to turning the smaller bedroom into an office so it could be leased as a 1B1B!
