Due to work, my partner and I unfortunately have to move from our charming, reasonably priced, west-facing 2 BR/1 BA apartment located in Capitol Hill at The Denver House. We are looking for someone to take over our lease. **The unit would not be not furnished; Sublet.com just didnt allow this option.**

You could move in mid-October. The first rent payment would be due November 1. The lease ends on May 31, 2026, and you could work with the buildings management to renew if youd like.

We have a beautiful balcony with mountain and city/Capitol views, a brand-new dishwasher, and a garbage disposal in our unit. There is a shared, coin-operated washer/dryer on each floor down the hall, and it has been clean and generally available for use. The building has a modest gym, a pool, a shared common area with TVs/pool tables/ping pong, a rose garden, and a locked package room. There is onsite management but no formal concierge.

Monthly rent is $1500, although this is after a $450/month discount that we are offering on the base rent given that this is a lease takeover. Rent payments are due to the building on the first of the month, and we could either provide the full difference upfront or month-to-month.

There are three optional choices for parking including surface ($125/mo), detached garage ($150/mo), and attached garage ($175/mo). Pets are allowed for a monthly pet charge of $25. All utilities are covered by the building except electricity (which has cost us about $4050/mo on average) and internet and cable (Xfinity recommended).

You would need to fill out an application, which is $30/person. The security deposit is one months rent if your household gross income is over 3X the rent. If not, then the deposit is two months rent.
