Looking for a sublessor to finish out lease ending April 08, 2026. Move-in date can be flexible with ideal dates being mid-September or mid-October. August can be considered if necessary. This would be an assignment of contract so you would take over the lease and be responsible for its condition upon renewal. Apartment is well-kept with photos showing current conditions.

Only known damage is a crack on the door in bathroom hallway. More info on how this affects deposit below.

Amenities include a year-round pool, two-story gymnasium, snack machines, Amazon lockers, two dog parks, courtyard with grills, and optional laundry service.

About the Financials

Rent is $1487.00 per month and would run from the negotiated start date through April 2026 with an option to renew. This is a complete assignment of contract, so you would need to apply and qualify for the apartment as if you were renting it outright. This requires a non-refundable $175 application fee that I cannot cover so please only apply if you are confident that you could qualify. This is also the only method of contract assignment the apartment complex will allow and for liability reasons I wont consider a separate deal.

Typical qualifications are an income at three times the stated rent, no criminal record, and a credit score near or above 600. Credit score alone does not disqualify you but may result in a higher deposit. When it comes to the deposit, a $700 credit toward your deposit will transfer to you as well. I am only asking for half of the existing deposit at $350 to cover moving expenses, to offset your application costs, and to cover known minor door damage. Unit is accepted as-is.
