I am relocating to another state and in search of a responsible tenant to take over my lease. The unit is #2310 at Highland Park West Lemmon. Its conveniently located near local shops and bar/restaurants within walking distance, its also just a short drive to Whole Foods, Trader Joes, and the Inwood Theatre.

The Apartment:
939 square feet - Its the second to largest floor plan in the complex, equipped with a walk-in pantry, walk-in closet, tons of storage space, full size washer/dryer, all the kitchen appliances, plus a pool view from your large balcony. It s hardwood flooring throughout, minus the bedroom, ceiling fans are in the living room and bedroom.

The Complex:
- Managed by The Connor Group.
- There are two buildings to the complex, each has their own pool, so it never gets too crowded or rowdy.
- There is a small dog park area in the building that my apartment is located in.
- Management staff is very nice and maintenance is always responsive and able to help/fix anything you may need right away.

The Details:
- The lease agreement is August 1st, 2019 - June 21, 2020 (If you need an earlier move-in date, this may be arranged).
- Rent is $1,569/per month - This includes parking for two cars in the garage (parking is not assigned, but I ve never had trouble finding a spot), two pets (dogs & cats welcome here).
- You will be responsible for utilities, paid through the complex, on average it s usually about $87/month.
- You will be responsible for electricity, internet, and there is also a valet trash charge through the complex.
- New tenant is required to APPLY through the apartment, there is a non-refundable fee of $399 paid via cashier s check or money order to the complex, this covers your application and background check.
- I am also asking for a $200 deposit to secure the apartment for you. So it will be $599 in total to move in!
