Since 1999 we have spear-headed a community effort by providing affordable housing to students and entry-level professionals willing to consider housing outside of Manhattan, Brooklyn, and Queens. Currently we have one (1) flatmate opening available in a 1,250 SF 4-Bdrm/1-Bath 2nd Fl walk-up (monthly rent is $775/Mo.), we are a full service provider of co-ed Bronx apartment-shares. Rent includes:
1. Utilities (all-inclusive: gas, electric, air conditioning/heating);
2. Wi-Fi and FIOS platinum cable package (which includes all available sports and premium channels, i.e. HBO);
3. Routine cleaning services, and removal of general household refuse and recyclables, of shared common areas;
4. Routine mail distribution (usually after 6p);
5. Access to enclosed outside sitting areas (front and side yards), and a designated BBQ area (side yard); and
6. Access to outside bike storage.

Premise is smoke-free (i.e. cigars, cigarettes, 420, etc. NOT allowed), LGBTQ and pet friendly. To be considered a potential candidate:
a. Your annual salary should be at minimum 33x the desired monthly rent for actively enrolled undergraduate/graduate students or 40x the desired monthly rent for entry-level professionals;
b. Your FICO credit score should be at least average;
c. I ask that you provide a brief summary of who you are and why you think you may be a good fit (synopsis should state your current living situation, why you are looking to change it, and by when you expect this change to take place; what you do for a living; if you are a smoker (e.g. cigarettes, marijuana, hookah); your take on overnight guests, cooking, cleanliness, and boundaries);
d. Last but not least, a working contact number where you can be reached during the regular work day is a necessary evil.

First and last months rent, plus one (1) - month security deposit for all listed vacancies are non-negotiable (however, we prorate the 1st months rent and extend that consideration to your last months rent so you only pay for the days you actually have access to the premises). We conduct a credit, housing, and criminal background check for all prospective tenants. There is a one-time non-refundable application fee associated with the background check that is deducted from your security deposit as an effort to keep move-in costs low.

Unit is equipped with LED lighting, fairly new energy efficient appliances (i.e. standard 4-burner freestanding gas stove, an over-the-range microwave, a bottom-freezer refrigerator), low flow water fixtures, a spacious bathroom (with a walk-in shower and two (2) standalone sinks), and hardwood floors throughout. The unit is also equipped with a compact commercial laundry room with professional grade coin-metered HE front loading appliances (most cleaning household stables e.g. laundry detergent, toilet paper, etc. is provided for no additional cost); the alley way kitchen is small yet efficient with Corian counter-tops and tall European style cabinets throughout. Between the kitchen and laundry room we have a cozy EIK furnished with two (2) small dining tables (equipped with seating for 4+). The living room houses a large LED Smart TV and a 3-piece leather sectional great for gatherings and group activities. We also have an independent study housing a medium-size LED Smart TV along with other furnishings for a more formal setting.

Bdrm 1 (Front Bedroom) is ~60 SF, has one (1) window and is furnished with a desk, small-size LED Smart TV, twin size platform bed with 6 memory foam mattress, linens/bedding, and other furnishings. Asking $775/Mo. (Income Requirements (minimum annual salary): $25,575 (for actively enrolled students) & $31,000 (for entry-level professionals); Maximum move-in costs for this room is $2,325).
