Fantastic, top-floor penthouse with home-office apartment five blocks from Union Square in a landmark, 1922, high-ceiling`d, magnificent multi-room apartment with large outside terrace, hot-tub, fireplace, kitchen, washer/dryer living room, dining room, entrance foyer, bedrooms & adjoining showers/bath with 360-degree views of the city & the Bay.

Offered are your choice of two of the three bedrooms, each bedroom with ensuite bathroom/shower. Sublet.com limits us to 10 pictures. We have many more pictures of the 12 rooms and terrace available for those seriously interested.

You would need landlord-approval which will require a credit-report and driver`s license (or equivalent). You will be a fully legal subtenant and you must abide by all of Building rules and those of San Francisco. Your monthly rent will include the legally-regulated portion of the apartment`s rent, plus additional housing services provided by the master tenant (me), such as furnishings; utilities; any special obligations of the master tenant; value of the room`s contents, and relative amenities are considered, as permitted by law.

The area of town (the upper Tenderloin -- we are right exactly on the border between the Tenderloin and Lower Nob Hill but prefer to undersell) is colorful, but walk-able easily to downtown. It`s the central location & the space itself that are special. The upper Tenderloin is now a night-time hot-spot -- easy going people from all over flock to the bars, late-night restaurants, mushrooming art galleries & general zeitgeist. It does have a bit of a bummy aspect during the day. This section of town, being close to the theater district for over a century, has long been a demimonde district of the city, akin at one time to Paris`s Montmartre, New York`s pre-90`s Bowery/East Village & London`s Camden/Hoxton. However, it is most definitely not quaint nor overly gentrified & probably never will be. Walkers` Paradise according to the walker website: 98 out of 100, 100 out of 100 for transit score.

Free phone, fax, DSL Internet (Ethernet & WiFi), multi-component entertainment center plus DVD/HD/Blu-ray projector to 5`x8` (1.5 x 2.4 m) hideaway screen, tech-service. Above one bedroom closet is a traditional TV w/ remote but no subscriber cable.

The living space includes what were also my offices which have no employees currently. Two of the rooms have large-sized beds and dressers but are also still outfitted slightly/somewhat as offices (this may be modified).

All three bedrooms have queen-sized beds, but one of them is owned by the current sublettors. Two couples on quite good terms represent the sublease limit for the rental, although certainly less is fine, even preferable.

Walking distance from parks, great restaurants, museums, BART, cable-cars, & the cultural wealth & beauty of downtown San Francisco. The city`s busiest bus, 38 Line, stops across street. Parking lots within a three-block radius & abundant, albeit metered, street parking.
