Welcome to this 5 STAR LOCATION Townhome

This home is in a wonderful, friendly, peaceful and historical, tree laden neighborhood within walking distance of so much of the ATX that is considered 5 star in lifestyle activities and food.

This is a tri-level home. You will enter in front of the home on the ground level where there is your washer and dryer, take one set of stairs to the Great Room entrance with the kitchen/main living space, half bath and balcony, your bedrooms are on the third level.

The 2nd floor is an open living area and extra well stocked kitchen and a balcony to enjoy the beautiful Austin sunset views and neighbors walking their dogs. This layout is flooded with light and has 5+ comfortable laptop work areas. Relax and enjoy our luxurious Italian Natuzzi Sofa, it is super comfy and steam cleaned regularly.

The full open kitchen has a new 2021 refrigerator, stove, and is well-equipped with coffee, tea and spices, rice cooker, Insta Pot, Ninja blender, coffee maker, toaster, kettle, microwave/convection oven, pizza stone and new knives w/sharpener. This bungalow has been recently updated with new 2021 appliances, new ac and furnishings. Flat or curved screen TV on each floor. Smart TV with connection are available, no cable. High Speed Gocgle WiFi.

Both bedrooms are on the 3rd floor. The Master has 2 new French Country Oak queen beds w/ PURPLE mattresses and 100% cheerful cotton linens perfect for sharing. There is an extra large terrazzo shower with bench seating for two. The master HUGE mirrored walk in closet, 5 full length mirrors throughout. Both rooms have a ceiling fan, and window ac floor units, the 2nd bedroom has 1 pillow top King size bed, 1 bathtub/shower.

Many find this home one of the highlights of their trip, we go the extra mile for our guests (yoga mat) and our neighbors. Not at all a pop up stay, its super comfy especially the beds...mentioned in most of the 100+ reviews along with cleanliness. If you want quiet...this is your stay.

Guests may arrange with me for small get togethers prior to booking for family and friends (10 occupancy max) not included on the reservation, people not on the booking must sign a waiver as sublet will not cover insurance for non registered people. LOW KEY MATURE AND IN GENERAL ... QUIET are the only requirements.

Digital locks for easy access. Im here to help in any way I can, but otherwise you will have privacy to enjoy your getaway! Plentiful free street parking right in front of the front door, 25 steps!

Attached, with completely separate entrance is an office day suite.

Additional info:: Check In after 4pm. Check out 11am firm. These times are blocked by the cleaners. Please call to see if they have finished for an earlier check in, unfortunately there can be no late check outs.

Your family and friends are welcome here and can be added as overnight guests. Loud behaviour is addressed in the manual to be considerate of our neighbors only. Pets on approval, a $90 steam clean charge per pet is required, limit 2 pets. There is a 35 lb limit for dogs. Dogs are excluded from discounted stays.
