Looking for 2 individuals to do lease takeovers for 2 1x1 units in a 4x4 apartment, Colab.

My roommate and I currently live in a 4 bedroom, 4 bathroom apartment in Colab and we are looking to find someone to take over each of our leases (2 total). Each bedroom would be leased separately but this is a great opportunity for two people that know each other to live together. Each bedroom has a private bathroom. The kitchen, living room, and patio are all shared. One of the leases has a parking space associated with it, which is the reason for the higher cost that can either be maintained or the parking space can be given up (lowering the rent $200 per month). The deposit is dependent on income and credit, but I paid 2x rent as my deposit.

June 1st would be the start date of the lease and you would need to commit to the next lease which starts in August and the lease would end in August 2025, with the option to renew if desired. You will also need to apply through Colab and they will assist in the lease takeover process.

The apartment building itself offers a lot of amenities for being so close to Downtown Denver and the Auraria Campus. There are 2 courtyards (one with a firepit and grill and the other with turf) and a pool that all have great mountain views. There is a roof deck, club house, movie lounge, tech room, game room, and expansive fitness center. Each floor has several conference rooms that are great for studying with groups. There are 4 elevators and the parking space is in a covered garage. 10 minutes away from most buildings on the Auraria campus and very accessible by public transit.

Each room comes with a bed, 2 dressers, a desk with chair, and a nightstand as well as a closet in the bathroom, which is quite spacious. These are great spaces if youre a full-time student or a easy going responsible professional working within Denver and looking for someone close to live. The unit has a big kitchen with lots of storage space, a couch, chair, coffee table, and TV. Washer and dryer in unit. All utilities are included in the cost of rent and the only additional cost will be renters insurance.

There are 2 other tenants currently living in the apartment and we want to find people to take over our leases that will be a good match. We are looking for quite individuals who are able to keep common spaces clean and are respectful of the people they are living with. One roommate has a cat so no cat allergies will be considered. Students and hardworking professionals looking for an inexpensive place to live are our ideal tenants.
